Is your established building costing you more to run than it should?

We’ve all heard the Peter Drucker quote that “If you can’t measure it, you can’t improve it” and it applies to the energy used in your business. We know energy costs are a significant cost on our businesses and are rising dramatically. The other scary fact is that almost 50% of our energy costs are used by the HVAC system (Heating, Ventilation and Air Conditioning) for office buildings and the percentage is not far behind for retail, hospitals and hotels.
If you have an esbuilding that is consuming more than $40/m2 per annum in energy costs there is a high possibility you could significantly reduce this figure by finding the cause. This figure will be higher for older buildings. This figure assumes an all-electric office in Melbourne with a 25c/kwhr (ex GST). This figure will likely be lower if natural gas is being used in conjunction with electricity. This figure will also alter depending on other locations such as Sydney, Canberra, Brisbane, Hobart, Adelaide, Perth and Darwin.
By having an independent inspection of the HVAC and all other equipment in the building opportunities for savings in energy use become apparent. Often the spin off benefits include reducing the costs of maintenance and in the case of the Heating, Ventilation and Air Conditioning systems an improvement in Indoor Air Quality (IAQ) which provide savings in their own right including, reduced sick days and higher productivity.
